New Home Plans, Australia-Wide
A new home should fit your block, your budget and the way you live. We design and draw custom homes for approval in every state, from one home to a group of homes.
What we prepare
We prepare concept designs, then the full drawing set for planning and building approval: site plan, floor plans, elevations, sections, roof and shadow plans where needed, and the details your builder will price from. We coordinate the survey, engineering and energy assessment around the design.
How the rules differ by state
- NSW. A CDC under the Housing Code or a DA to council, with a BASIX certificate. See NSW.
- Victoria. A building permit, plus a planning permit where the zone or overlays require it. See Victoria.
- Queensland. Building approval from a certifier, with council approval where the planning scheme requires it. See Queensland.
- Western Australia. Often straight to a building permit when the design meets the R-Codes deemed-to-comply standards. See WA.
- South Australia. Planning consent and building consent under the Planning and Design Code. See SA.
- Tasmania. A planning permit and building approval under the Building Act 2016. See Tasmania.
- ACT. Exempt development or a DA, plus building approval from a certifier. See ACT.
- Northern Territory. Often straight to a private building certifier when the design meets the planning scheme. See NT.
Energy ratings
NSW uses BASIX. Victoria, Queensland, Western Australia, South Australia and the ACT use the NCC 2022 standard of 7 stars plus a whole-of-home energy budget. Tasmania and the Northern Territory have not adopted that increase for houses. We design for the rating from the first sketch, so it is not a late surprise.
From one home to many
We draw single homes and groups of homes. In Moree NSW we prepared drawings for 14 homes across 3 sites. With 10+ years combined experience and 100+ residential projects, we know how to keep a set clear and consistent.
How the process works
- Send your address. Tell us what you'd like to do. We reply the same business day.
- Site and planning check. We look at the zone, the lot, overlays and your council's controls, and tell you the likely approval path.
- Concept design. Layout options, sized to the rules and your brief, that you can comment on before any detail is drawn.
- Drawings. The full set for planning and building approval, ready for your council, certifier or building surveyor.
- Lodgement support and coordination. We line up the surveyor, engineers and energy assessor, and help answer any questions that come back.

Common questions
Do I need a planning approval for a new house?
It depends on your state, zone and overlays. In some states a house that meets set standards goes straight to building approval; in others a planning approval is common. We tell you the likely path for your address.
What energy rating does a new home need?
In most states, 7 stars under NatHERS plus a whole-of-home energy budget. NSW uses BASIX instead, and Tasmania and the Northern Territory have not adopted the NCC 2022 increase.
Do you design the home or just draft it?
Both. We can design from your brief, or draft and develop a design you already have.
Can you work on my project if I am not in Sydney?
Yes. We work Australia-wide with our own team in every state, and the whole process can run remotely.
Can you coordinate the whole project?
Yes. We can coordinate the surveyor, engineers, energy assessor and certifier, and hand a clear set to your builder.
What can you build on your block?
Send us the address and we’ll outline what your site can generally carry and the likely approval path. We reply the same business day.
