Every Sydney council is different
Sydney has more than 30 councils, and each has its own Local Environmental Plan (LEP) and Development Control Plan (DCP). Two houses on the same kind of street can face different height limits, setbacks, landscaping rules and heritage controls just because they sit either side of a council boundary. - Site and planning check. Zone, lot size and width, overlays and council controls, and the likely approval path.
- Survey and concept. We arrange the detail survey if you need one, then design layout options for you to comment on.
- Drawings. Site plan, floor plans, elevations, sections and the supporting documents your council or certifier asks for.
- Coordination. We line up the BASIX assessor, engineers and certifier, and help answer any questions that come back.

Do you draft homes all over Sydney?
Yes. Our studio is in Denistone East and we prepare drawings for homes in every part of Sydney. Site visits and measure-ups are arranged as part of the job.
Do I need a DA or a CDC in Sydney?
It depends on your zone, your lot and what your planning certificate shows. Projects that meet the state's fixed standards can often go through a CDC; anything else goes to council as a DA. We check your lot and tell you the likely path.
What do you need from me to start?
Your address and what you'd like to do. Photos and any old plans help. A detail survey is usually the next step, and we can arrange it.
